Property management for Ottawa owners

Whether you own one condo or a small building, we handle leasing, collect the rent and look after the property, while keeping you informed and helping your tenants feel supported.

What full management includes

One local team handles the whole tenancy, from setting the rent to the move-out inspection.

  • Rent pricing

A recommended rent based on comparable Ottawa listings, reviewed again whenever the home is vacant.

  • Marketing and showings

Listing copy and photos, advertising on major rental sites, and every showing handled by us.

  • Tenant screening

Credit, income, employment and landlord references, with the applicant's consent and the same criteria for everyone.

  • Leases and move-in

The Ontario Standard Lease, the rent deposit, key handover and a move-in inspection with dated photos.

  • Rent collection

Rent collected every month and paid to you with a statement showing every deposit and expense.

  • Maintenance and repairs

Every request logged and answered on time. Repairs above the approval limit you set come to you first.

  • Inspections

Routine inspections with photos, plus a move-out inspection that documents the home's condition.

  • Notices and disputes

Proper notices under the Residential Tenancies Act, and a licensed paralegal for any Landlord and Tenant Board application.

  • Online, in English or French

Your tenants send repair requests with photos from their account, and your owner account shows your buildings, their units and every request as it's handled.

Care for your property, support for your tenants

Our purpose is to make ownership more manageable while caring for the place your tenants call home. Documented inspections, clear repair decisions and regular communication help you plan for the property's needs.

  • Problems caught earlyEvery inspection notes the condition of the roof, windows, plumbing, heating and exterior, with photos.
  • Repairs scoped properlyWe describe the work clearly, compare quotes and check the finished job before it's paid.
  • A plan instead of surprisesYou get a plain list of what to fix now and what to budget for over the next few years.

Living away from Ottawa?

Many Ottawa homeowners are posted abroad, relocate for work or spend part of the year somewhere else. We're set up to look after your home from a distance.

  • Statements by email. Every month, with each deposit and expense listed.
  • Rent paid out by direct deposit. Every month, without cheques to chase.
  • Photo reports. Photos from every inspection, so you can see the home without visiting.
  • Your owner account. Your buildings and every repair request, online at any hour.
  • Answers in writing. Everything by email, so time zones don't get in the way.
  • Non-resident tax handled. If you're a non-resident of Canada for tax purposes, the CRA requires your property manager to withhold 25% of the gross rent, or 25% of the net rent once your Form NR6 is approved. We remit it by the 15th of the following month and issue your NR4 slip.

General information, not tax advice. An accountant can confirm what applies to you.

Switching from another manager

Changing property managers doesn't have to disrupt your tenants. Here's how the handover works.

  1. End your current agreement

Give notice under your current management agreement. We'll help you plan the timing so nothing falls through the cracks.

  2. We collect the records

Leases, rent deposit records, keys, maintenance history and tenant contact details come over from your current manager.

  3. We introduce ourselves

Your tenants get our contact details, how to pay rent and an updated tenant information package.

Ontario and Ottawa rules, handled

Renting out a home in Ottawa comes with real obligations. We keep you on the right side of them.

  • The Ontario Standard Lease for every residential tenancy.
  • A rent deposit used only for the last month's rent, with interest paid to the tenant each year.
  • Written notice before entering a unit, and the correct notices for rent increases and ending a tenancy.
  • The records Ottawa's Rental Housing Property Management By-law requires, including the tenant information package, a log of every service request and a pest management plan.
  • The response times the by-law sets: within 24 hours for urgent requests and within 7 days for everything else.

Questions owners ask

Do I get the final say on the tenant?

Yes. We bring you screened applicants with a summary of their credit, income and references, and you choose who signs the lease.

How do you screen applicants?

With the applicant's written consent, we check credit, verify income and employment, and speak with previous landlords. Every applicant is assessed on the same criteria, as the Ontario Human Rights Code requires.

How are repairs paid for?

Repair costs are paid from your rent or billed to you, and every invoice appears on your monthly statement. Work above the approval limit you set comes to you first, unless it's an emergency that can't wait.

What happens if a tenant stops paying rent?

We follow up right away, serve the proper Ontario notice (form N4) when needed, and work with a licensed paralegal if a Landlord and Tenant Board application is required.

Can I see my buildings online?

Yes. Your owner account shows your buildings, their units and lease end dates, and every repair request with its progress. Tenants' names and contact details stay with us. You can also ask for access to another building from your account, and we confirm it with you before it appears.

Do you manage condo units?

Yes. We manage individual condo units for their owners, including working with the building's management on rules, move bookings and amenities. We don't manage condominium corporations themselves.

I live outside Canada. Can you still manage my home?

Yes. We send statements and inspection photos by email, pay rent out by direct deposit, and handle the non-resident tax withholding the CRA requires. See living away from Ottawa.

What does it cost?

Fees depend on the property and the plan. After your free rental assessment, you'll get a written proposal with the recommended rent and every fee spelled out.

Need a structural engineer?

Planning a renovation, adding a unit or dealing with damage that needs an engineer's assessment? Our sister company, Paramount Engineering Solutions, provides structural engineering for property owners in Ontario.
